Sell a Home
What is a Buyers Agent?

A buyers agent is the opposite of a selling agent because they work for and are paid by the buyer.

1) We have no listings for sale (we only find properties that are sold by owners directly), but like selling agents, we have access to every property on the market.

2) We scour the markets to find an investment property to suit your needs and provide independent and unbiased property advice to help you make more informed property purchasing decisions.

3) We help you pay the minimum price required to secure your property. We save you time, money and stress.

4) We work for you. We are paid by you and receive no commissions from selling agents or vendors.

5) Our fees are no comparison to what you are going to save if you use our services.

Why should I use a buying agent to buy a home?

Unlike traditional real estate agents, a buyer’s agent solely represents the buyer.
A buyer’s agent is obligated to provide the true market value of a property to identify any problems or issues to help the buyer make an informed decision prior to submitting an offer to purchase the property.

It is the buyer’s agent’s responsibility to get the buyer the lowest price on the best possible terms.

Buyers’ agents have a legal and ethical responsibility to put the buyer’s interests first.

On Your Side, In Your Corner “We Work solely for you, representing your best interest”
When you have an EBA (Exclusive Buyer Agent) on your side, you can rest assured that he/she works solely for you, representing your best interest and avoiding conflicts of interest that are inherent in traditional real estate transactions. This unique relationship built on trust and commitment means that buyers net the best possible outcome.

For those who have used an EBA, they know it’s a win-win situation.

In this market, more so than ever before, it’s in your best interest to use an EBA.

An EBA: An Agent You Can Rely Upon
Buyers who haven’t used an EBA might be under the mistaken impression that an EBA’s service costs more than if they go it alone. An EBA on your team will simplify the complexities of making a purchase so that you don’t have to worry that you’re being taken to the cleaners. Even if you’ve purchased a home previously, changes in law and financing make real estate negotiations more complex than ever before. Rely on an EBA to negotiate the landmines in a real estate purchase for you.

Benefits
Historically, real estate agents represented sellers. Exclusive Buyer Agents, on the other hand, represent only the buyer. An EBA has no dual agenda. An EBA has your back, specifically helping you to:

1) Locate and Evaluate Property

2) Negotiate the best price and terms

3) Facilitate inspections, disclosures, contract compliance and the closing

What to expect

Dedication! Integrity! Accountability!
As your advocate, an EBA works solely on your side of the transaction. You can put your trust in an EBA. An EBA will advise you on deal-breakers as well as positives. In most states, this is something a non-EBA Realtor isn’t required to do. Only when you have complete disclosure, the kind you get from an EBA, will you be satisfied that your deal is the right deal for you.

In Your Corner
As A Buyers Agent  you can expect responsiveness based on a written contract with your Real Estate Agent. This agreement establishes that your agent is legally accountable to you, not the seller, and it requires that he/she not divulge confidential information to the seller or the seller's agent.
This ensures that your Buyers Agent represents your best interests, and only your interests, in buying a home. This agreement further establishes that your Buyer’s Agent does not represent the interests of any seller, real estate agency, mortgage lender, insurance company, or other vendor.
A Buyers  Agent will deliver you the utmost professional assistance including:

Search out properties on the market, including "For Sale By Owner" properties not included in the MLS;

Develop a preliminary evaluation of a property (including both pros and cons) and provide an explanation of comparative property values in the area;

Properly advise you on price and other advantageous negotiating options and prepare a purchase offer,

Deliver any purchase offer promptly to the seller or the seller's agent,

Negotiate only on your behalf;

Arrange inspections, warranties, and any certifications that might affect the value of the property;

Accompany you on a final walk-through of the property before closing;

Attend the closing and provide assistance to you and your attorney at the closing.
